Construction Process

Homeowner Orientation











To ensure the success of each of your orientations, any issues that arise during your walk-though will be noted in writing so there is a clear understanding of the work to be done. For safety reasons, children may not be present. Please schedule appointments for independent home inspectors separately from your Orleans orientations (contact your community sales professional to make arrangements).




You will meet with your community sales professional and construction superintendent after all selections have been made (roughly 30-40 days after agreement of sale). You will review your home selections and familiarize yourself with the topography and your home’s position on the site. (All new homes have a pre-determined layout and site plan, so the position of your home can’t be changed.) Construction of your new home will begin after this meeting occurs, and construction permits are received from the local municipality.




Once your framing is complete, your community sales professional will schedule your first walk through to occur within the next 3-5 days. At this time you will review your pre-framing selections (plumbing, electrical, etc.) before the drywall process closes the walls. You’ll also have the opportunity to see what lies behind the wall and preview the construction quality of your home.




Three to five days prior to settlement, you’ll review all the finishing features of your home, learn the operation of key systems, and the maintenance and emergency procedures that pertain to them. Final details requiring attention will be noted. Our construction team inspects your home using a checklist of over 300 points. Any necessary corrections will occur prior to settlement or shortly thereafter.




The day of settlement, a final walk-through will occur if necessary. Any last minute changes that may have needed attention in Step 3, Final Homeowner Orientation, will be completed (except for materials on back order).
